Maintenance Manual

INSPECTIONS – Mandatory Annual (Outside Vendors)

  • Backflow System – Water Metrics

  • Fire Alarm – Allied Security

  • Sprinkler System (Fire Alarm) –Portland Fire & Rescue needs to see / receive notifications of completion of #’s 2 & 3

INSPECTIONS – Annually

  • Exterior spigots (leaks, anti-siphon valves) - DCTOA volunteers

  • Irrigation system - Pro-Grass or Peak Landscaping

  • Flat Roofs (bi-annually) - Griffith Roofing

  • Landscaping, trees, etc. - DCTOA volunteers

MAINTENANCE – Annual

  • Window washing – after the rainy season

  • Skylight cleaning – same time as window washing

  • Dryer vent cleaning

  • Gutter / downspout cleaning (after the leaves have fallen)

  • Power washing – concrete (sidewalks, driveways, steps, etc.)

  • IPE staining – rail tops, as needed or requested

  • Walk the grounds and rooftops on an annual / semi-annual basis and look for potential minor repairs before they become major issues.

MAINTENANCE – per reserve study

  • IPE staining – every 5 years

  • Exterior painting – every 7 years

  • Most other repairs/replacementsare on a 20 year+ timeline
